The building standards here in Driftwood are important to each of us. We encourage you and your architect to see the amazing potential for your creation while supporting our longstanding, sustainable and thoughtful approach to this special place. Driftwood will be what we all hope for when we work closely with the land and each other. Building permits are issued through the City of Dripping Springs. An exceptional place to live deserves best-in-class building and development practices. LEED and green builder standards help us design and construct an unmatched experience for each resident by holding ourselves to high standards. It’s how you build a community and a legacy that lasts.

Dark Skies Status

The stars at night are big and bright.

When you look up at night you deserve to see as much beauty as possible. Driftwood is participating with the city of Dripping Springs in its International Dark-Sky Association status because it matters. We’ll keep the extra light to a minimum so the moon and the stars can come out to shine for present and future generations.

Driftwood Economic Development Municipal Management District

Built to work for you and support itself.

Driftwood is designed to be as self-sustaining as possible. Within the boundaries of this special town, the Roberts family has specifically designed Driftwood to take care of the long-term needs of the shared property. Streets, drainage, rainwater collection, on-site waste treatment, open spaces and trails will all be maintained by the management district, all while providing significant tax savings to the residents.

Resources

Making the most of what is provided.

Everything you need to live here is right here. We encourage each resident to capture rainwater to incorporate into their home’s efficient function and to utilize solar as a sustainable form of energy. Driftwood has also partnered with West Travis County Public Utility Agency to provide water services and Pedernales Electric Cooperative for additional power needs.

Good Neighbors

Connected by common values.

The land flows throughout Driftwood because it feels as close to it’s original untouched state. Each lot will maintain a 25-foot native vegetation buffer to provide space and privacy to each resident. We do not allow boundary fences for this exact reason – to keep the authentic feel and community of Driftwood. However, fencing is allowed within the building envelope to keep your four-legged friends safe and for additional privacy if so desired. Water runoff is treated through wet ponds and gradual release through grassy fields to protect Onion Creek. The Roberts family has been swimming in it since 1881 and the next generations will too. Driftwood’s thoughtful approach has taken a lot of work to help the experience feel simple, natural and beautiful.

Schools

A little rivalry on the homefront.

For some reason, a person drew an odd line through Driftwood. So, we have two different school districts, Hays Consolidated and Dripping Springs school districts. The great news is, both districts are award-winning and rich with loyal community. When we told you the experience out here is like no other, we really meant it.

THE VINEYARDS

It isn’t just anywhere you can live among the beauty of a working vineyard. Driftwood has 80 artfully maintained acres of grapes that are used in wines produced throughout Central Texas. This unique ecosystem is one of the many features that help set Driftwood apart from every other place on Earth. Fortunately, you will have the pleasure of calling it home.

THE TRAIL SYSTEM

The nine miles of hike and bike trails help connect the entire property, and each resident, together. Built with on-site stone dredged from Onion Creek, the trails get you to and from each shared green space without ever having to set foot or wheel on a road.

THE OPEN SPACE

Out here we’ve never had to live without wide open space. You shouldn’t either. 215 acres are open to you and your family to run and play on, or just sit and take in the quiet. We’re excited to see what happens when your family is finally returned to its natural habitat.

ONION CREEK

Scott Roberts grew up swimming in Onion Creek. It will forever have a special place in his heart and soul. So many decisions about Driftwood were made with the utmost preservation of the two miles of Onion Creek in mind. Water is life for Driftwood, and this historic creek will be the backdrop for some of your favorite memories as it has been for the entire Roberts family.

THE FAUNA

The local animals love Driftwood as much as we do. We do have some special high fencing around the vineyards to keep the crop for its ultimate intent, but the native species are given a lot of room to live freely. Just across Onion Creek is one of Central Texas’ larges Golden Cheeked Warbler habitats, so Driftwood already feels really good for the birds. Each creature is an essential character in the full Driftwood experience and we’re excited for you to enjoy them as neighbors.

The Roberts family has been cultivating vineyards for years and plans are in the works for a quality winery to make some of the area’s finest wines from the grapes grown right here in Driftwood. Roberts Family Winery will have a full tasting room with tours of the facility as well as community events such as food pairings with local restaurants.
